Look before you Rent
Seek for the best term for your tenancy
- Understand your rights. Your are the customer and have no
obligation to do anything before the deal is sealed.
- Ask clearly what is included in the tenancy. For example,
furniture and appliance, gas and electricity, and management fees
and rates. Know what you what and negotiate with the landlords
accordingly.
- If you can't get what you want, just walk away and find another
flat. Even you have spend some time and energy in the
negotiation, rushing into an agreement which doesn't give you the
preferable term in neither a compensation.
Signing an agreement
- In general practice, a two years rental agreement would be signed.
Termination of contract is not allowed in the first year, while a
two to three months' notice is needed afterwards. However, tenants
can request a maximum six months of notice.
- If the property is under mortgage, make sure that the
landlord has acquired a Bank Consent. Otherwise, if the bank has to recover
the property due to non-performing mortgage, tenant's belongings in
the premise can be seized. The consent also ensures that if the
foreclosed property is resold, the tenancy would remain effective.
